Site Report - Utilizing federal, provincial and private sources, a site report helps to identify a property's historical land use and its current environmental risks. A site report includes a site diagram, a statistical profile highlighting the results of a comprehensive environmental database search, a site profile and a detailed report.
Complete Report - Similar to a site report, a complete report includes all of the same information as well as information on neighbouring properties (within 250m radius on each side). This provides the buyer with an understanding of environmental risks that may indirectly affect the property in questions. Site report is CSAZ768-01 compliant.
Additional public record searches can be conducted that may identify the current and historical industrial activity as well as current and historical pollution release in the surrounding area.
The purpose of the Phase 1 Environmental Site Assessment (ESA) report is to identify actual and / or potential site contamination through a process of collecting current visual accessible evidence on the site and review of background documents. In Phase 1 Environmental Site Assessment, no laboratory testing, sample gathering, intrusive investigation or physical analysis is required. An ESA is intended to reduce but not necessarily to eliminate the possibility of potential contamination on the property.
A Phase 1 Environmental Site Assessment is often required by purchasers, financial institutions and / or municipalities prior to purchasing residential, commercial and agricultural property in order to minimize liability risks as a result of contamination.
There are four main components of a CSA compliant Phase 1 Environmental Site Assessment including a comprehensive records review, a site visit, interviews and evaluation of the information.
All Phase 1 Environmental Site Assessments are conducted by trained and experienced Certified Environmental Inspectors and all reports are conducted in compliance with the Canadian Standards Association Z768-01 Standard.
